Creative Monetization of Property with High Timber and Development Values

A forest investment firm owned approximately 3,700 acres of high quality forestland directly adjacent to a growing community in Oregon.  The property was stocked with large amounts of mature and highly valuable timber and also had high development values.  It also was an important community asset – providing both public recreation opportunities and stunning views and aesthetic benefits.

US Forest Capital helped the forest investment firm devise a strategy that enabled it to retain much of its timber value while selling its real estate rights – thus protecting the property from future sub-division and development and maintaining the working forest characteristics of the property.
